Home Loan Prepayment & Balance Transfer Calculator (Excel)
Find out how much interest you save by prepaying your home loan or paying a little extra every month, and whether moving to a lower-rate bank is worth the charges.
Frequently bought together
A home loan is the biggest interest bill most families pay, and small changes make a big difference over 15 to 20 years. This calculator puts the three common choices side by side.
What it does
- Current loan: EMI and the interest still to pay from your outstanding amount, rate and remaining months
- Prepayment: a lump sum now, and a lump sum plus a fixed extra each month; months left, total interest, interest saved and months saved for each plan
- Balance transfer: new EMI at the new rate, monthly saving, interest saved over the loan, net saving after charges and months to recover the charges
- Verdict: worth checking, small saving (ask your bank to match), or not worth it
Before you prepay
Compare the interest you save with what the money would earn elsewhere after tax, and keep an emergency fund. Tax benefits depend on your tax regime.

Questions about this product
Does prepayment reduce my EMI or tenure?
Banks usually keep the EMI and reduce the tenure, which saves more interest. This calculator shows the tenure option. Ask your bank if you want a lower EMI instead.
Is there a penalty for prepaying?
For individual borrowers on floating rate home loans, banks generally cannot charge a prepayment penalty under RBI rules. Fixed rate loans may have charges; check your sanction letter.
Should I transfer for a 0.5% lower rate?
It depends on the balance, remaining months and charges. The sheet shows the net saving and how many months it takes to recover the charges. Often your own bank will reduce the rate if you ask.
Will prepayment affect my tax benefit?
It can reduce the interest you claim, depending on the tax regime. Check with a tax professional.
Does it work on a phone?
Yes, in Google Sheets or the Excel app.
How do I get the files after payment?
A download button appears on screen right after payment, and the link is emailed to you. You can also download again any time from My account.
Can I use it on my phone?
Yes. It works with Microsoft Excel, Google Sheets, WPS Office. Free mobile apps are enough.
