House Construction Cost per Sq Ft in India: How to Estimate
Construction cost in India is usually quoted per square foot of built-up area. The number varies a lot by city, quality and design, so the best way to know your cost is to build it up from materials and labour rather than rely on a single quoted rate.
Built-up area first
Built-up area is the floor area including walls, measured on each floor. A ground floor of 1,100 sq ft plus a first floor of 1,100 sq ft is 2,200 sq ft built-up. Balconies and staircases are usually included; check how your contractor measures.
Thumb rules for materials
For an RCC frame house, engineers often use these rough quantities per sq ft of built-up area:
- Cement: about 0.4 bags
- Steel: about 3.5 to 4.5 kg
- Sand: about 1.8 cft
- Aggregate: about 1.35 cft
- Bricks: about 8 bricks (for 9-inch walls; less with blocks)
Multiply by your area and your local rates to get a material cost. These are planning numbers; the structural design decides the real quantities.
Where the money goes
In a typical house, structure (cement, steel, sand, aggregate) takes roughly half the cost, finishing (tiles, paint, doors, windows) about a quarter, and services (plumbing, electrical) and labour the rest. Finishes are where budgets most often grow: imported tiles, modular kitchens and designer fittings can double the finishing cost.
Things that push cost up
- Soft or filled soil that needs deeper foundations.
- More floors, which need stronger columns and footings.
- Large spans without columns, and cantilevers.
- Premium finishes and many changes during construction.
- Price rises in steel and cement during a long project.
Keep a contingency
Add 8 to 10 percent for price changes and surprises. It is much easier to finish under budget than to find money halfway.
Plan money by stage
Payments follow the work: foundation and plinth, slabs for each floor, brickwork, plaster, plumbing and electrical, flooring, doors and windows, and painting. Knowing the money needed for each stage helps you plan a home loan disbursement or savings so work does not stop.
Check before you sign
Ask the contractor for a quotation with quantities and rates for each item, not just a per-sq-ft figure. Compare the quantities with the thumb rules above.
Our House Construction Cost Estimator does this for you from your built-up area and local rates, and splits the total into stages.
